What the Columbia is good for
Two profiles get the most out of this plan:
- One-story buyers — empty-nesters, anyone planning aging-in-place, or anyone who has reached the "I'm done with stairs" stage. A 1,561 sq ft single-story plan with three bedrooms is genuinely hard to find in Portland metro new construction.
- Move-in-ready buyers — Columbia is usually the plan with the most finished inventory at Copper Heights. If you need a home in 30–60 days rather than 6 months, this is the one to ask Kaz about.
What the Columbia is not
- It's not the plan for a growing family that wants four bedrooms or a bonus room — bump up to the 2,197 or 2,378 sq ft plans for those.
- It's not the plan for a buyer who wants extensive customization. The Columbia is a "what you see is what you get" floor plan.
Tour notes
If you tour the Columbia model, pay attention to:
- Master closet depth. The walk-in closet is generous for a 1,561 sq ft plan but can feel narrow if you have a partner with substantial wardrobe storage. Take a tape measure if it matters.
- Garage to laundry to kitchen flow. This is the high-traffic path. Walk it in shoes and groceries.
- Covered outdoor living area orientation. Lot orientation matters more in Portland than in sunbelt markets. South-facing or east-facing covered space gets the most usable hours.
- Standard vs. shown finishes. Model homes are usually loaded with upgrades. Ask the on-site agent to point out everything in the model that is not included in the Columbia base spec. Or — easier — bring Kaz.

Same rule as the rest of Copper Heights: register through Kaz before your first sales-office visit so your representation is locked in.
