Practice

One community, done well

Kaz is Terrata Homes' on-site sales counselor at Copper Heights — Terrata's master-planned community in Milwaukie, Oregon. Her work is focused there: walking buyers through floor plans, comparing standard finishes against design-center options, running builder-lender numbers, sequencing inspections, and tracking the close timeline against the contract.

On the ground at Copper Heights

Copper Heights is a Terrata Homes community in the LGI Homes family of brands. Kaz is the person at the model home — the direct line for plans, lot premiums, current incentives, and what's released or about to release. Buyers without their own REALTOR® work with Kaz directly. Buyers with their own REALTOR® register through that agent before their first visit and the builder pays the published co-op at close.

What she handles, end to end

The parts of the process where buyers usually get hurt are the parts she handles: the registration window that decides representation, the addenda in the builder purchase agreement, the Loan Estimate from the builder-affiliated lender compared against an independent comp, the three inspections (pre-drywall, final, 11-month warranty walk), and the timing of contingencies if a buyer is selling a current home before closing on a Copper Heights build.

Why one community

An on-site sales counselor knows one community cold. The standard plan against the option list. The lots that will release next. The lenders running aggressive buy-downs this month. The phase of build for every house under construction. Spreading a practice across multiple builders dilutes that depth — Kaz works one community and goes deep.
